Encumbrances
Charges, cautions, caveats, and arrears ride with the land, not the seller. Some are recorded outside the registry and are easy to miss in a standard search, and each one limits what you are actually buying.

What we check
- Registered charges and mortgages against the parcel.
- Cautions and caveats restricting dealings.
- Outstanding land-rent and rates arrears.
- Easements, wayleaves, and third-party rights.
- Encumbrances recorded outside the main registry entry.
Why it matters
You inherit encumbrances when you take the land. Finding them before you sign is the difference between buying an asset and buying someone else's liability.
