Title identity & integrity

Fraud often hides in the identifiers. A forged or duplicated title can carry a real-looking LR or IR number that points at a different parcel, or at no parcel at all. ArdhiScore reconciles every identifier so the title you are shown is the title that actually exists.

What we check

  • LR, IR, deed-plan, and block/plot numbers reconciled across independent records.
  • Consistency between the title, the survey record, and the deed plan.
  • Duplicate or overlapping titles registered over the same ground.
  • Registration-section and county consistency.

Why it matters

Title fraud in Kenya frequently relies on a plausible but mismatched identifier. Reconciling the numbers across separate public records is the difference between verifying a parcel and verifying a piece of paper.
