Land disputes rarely announce themselves on a title deed. A parcel can carry an active suit, an injunction, or a decades-old boundary fight and still return a clean registry search. ArdhiScore reads the court record so a live dispute reaches you as a number on a report, not as a surprise after you have paid.

What we check

  • Active and historical suits naming the parcel, its owners, or its LR or title number.
  • Environment and Land Court (ELC) filings across all 47 counties.
  • Injunctions and orders that restrict sale, transfer, or charge.
  • Succession and probate disputes touching the ownership chain.
  • How each matter was resolved, not just that it exists.

Why it matters

An injunction or pending suit can freeze a transfer after you have paid, or unwind it years later. Since the 2025 Supreme Court ruling in Sehmi v Tarabana, a registered title is no longer conclusive proof of ownership, so the litigation record is now part of basic due diligence rather than an afterthought.
